Home Warranties - What You Need To Know  

 

What is covered by a home warranty is often misunderstood.

Home warranties were created to protect buyers from any problems that appear after they purchase the home. Major 

repairs such as roof leaks and plumbing can be extremely expensive and need to be covered.

Remember that all warranties are slightly different. Aside from clear differences such deductibles the items that are covered can also vary. Your warranty may not cover appliances that are considered old, even if they work on the day you close. Generally, appliances plan have to be in working order on the day of closing in order to be covered.

The warranty language is supposed to say clearly what is covered.  Warranties are legal documents and, as such, they can be difficult to read. Hire an attorney if you are buying or selling a house. It is like having an insurance policy. 

Be sure to determine whether the company providing the warranty is reliable. Not all states regulate the financial stability of home warranty companies. Ask your lawyer or your accountant to research the warranty company's financial background to make sure they can pay claims that,.

Even though you may think you don't need a warranty when you purchase new construction, however a warranty is just as necessary in that situation as well. Usually, the home builders reputation is something you can bank on. Certain warranties will come with your new home. But any kind of problem that arises with a new home can turn out to be extremely expensive without warranty.

The two types of defects that you can come across in a new home are either latent or patent. Patent defects are defects you can stay with the naked eye. Problems such as cracked walls, broken tile, were obvious leaks are examples. Latent problems may not show up for several months. Examples of these are sink holes, leaks that are behind walls, and other small problems that aren't noticeable at first. Usually, latent problems can be far more expensive, and make it worth getting a home or in.

No matter whether you purchase an existing home or new construction, a home warranty is a good investment and can make sure that you aren't too surprised by problems that crop up in your new home.
